Community Building Usage
HIGHLAND LAKES COMMUNITY BUILDING USAGE AGREEMENT AND CHECKLIST
As an HLPOA member you are entitled to use the Community Building and playground at no charge provided you agree to comply with the following rules. A checklist is also provided with information and instructions to help you while using the building. Please call if you have any questions before, during or after your use of the building.
BEFORE YOU RESERVE THE BUILDING – THINGS YOU SHOULD KNOW
- A security deposit of $100 made payable to the HLPOA is required.
- Alcoholic beverages are not allowed on HLPOA property. Includes Community Building, playground, lakes and common areas.
- Boating of any kind is not permitted on Deer Lake or any of the Beaver Lakes. Follow the posted rules for boating on Elk Lake. Swimming is not permitted in any of the lakes.
- All fireworks of any kind are prohibited. Bonfires or other open fires are not permitted unless approved by the HLPOA and proper burn permits are obtained from the Teller County Sheriff’s Department. All burn bans that are in effect must be observed.
- Fishing rules must be adhered to and all persons fishing must have an HLPOA fishing permit. Arrangements for special 48 hour guest permits may be approved and issued by the HLPOA Fishing Committee in advance.
- By using the building, you agree to reimburse the HLPOA for any damages that occur during your use of the building. This includes paying for or replacing any items that were lost.
- Supply your own trash bags, paper towels, toilet paper, paper plates and cups, napkins and any other consumable items such as condiments. Do not eat or drink anything found in the refrigerator or cabinets unless authorized to do so. You will be charged if items are missing and our rates are high!!!
- Propane gas grills are available for your use at no charge. They are in the shed along with volleyballs, basketballs, horseshoes, sand toys, etc. Clean them after use.
- Trash must be placed in your trash bags and put in the bear proof containers. We request that you haul off as much of your trash as possible, especially garbage. Trash should not be placed in the shed, storage area behind the building or left in the building.
- Decorating the room for parties is allowed. Use only pushpins or removable tape. Never use plastic tape that is difficult to remove. Access to the building the evening before your reservation date may be arranged.
- Playground, Lake, and Slash Area are open to the public during your rental of the building. Most residents will respect your privacy, however, we do not reserve or close these areas.
- Cleaning before you use the building may be necessary. Because you are using the facility at no charge, we ask that you help out in this way. We are all volunteers.
- Never leave the premises unattended with the stove, oven, or coffeepot turned on.
- Before you are given the keys, an HLPOA rep. may inspect the building with you to make sure everything is in order. They will also provide instructions on turning on the water and heat. Call if you have questions.

AFTER USING THE BUILDING – A USEFUL CHECKLIST
Please proceed through the following checklist before vacating the building. If you cannot adequately clean the facility immediately after use, please obtain approval from the person who provided you with the key to allow you to return the next day to clean. Adequately clean the building --- leave it in better condition than when you arrived.
- Clean tables and chairs, if needed. Use water or cleaner, and then dry.
- Fold and stack chairs by wood stove and fold and stack tables against wall by rear door. Make sure floor is clean where you are stacking tables and chairs.
- Kitchen
- Wash all dishes and clean stove and oven, if used.
- Clean refrigerator if used. Do not leave your food in the refrigerator or freezer unless approved.
- Trash should be put in your trash bags and either taken with you or put in the bear proof containers outside. Do not put in shed, in back of building, or leave inside.
- Dry dishes, pans, etc. and put away in cabinets or where you found them.
- Unplug microwave ovens. DO NOT unplug refrigerator!
- Double check that oven and burners are turned OFF.
- Double check that coffeepot is clean and unplugged.
- Baths - clean sinks, toilets, and mirrors.
- Remove all decorations. Make sure pins and removable tape are removed.
- Floors
- Wipe up any spills with paper towels before sweeping.
- Sweep kitchen and baths out to main floor.
- Use dust mop on main floor and pick up dirt with dust pan. Do not sweep or dump it outside. Use trash can.
- Wet mop floor using warm water. Do not use soap, cleaners, or detergents. Use spray cleaner on tough spots if needed.
- After floor is dry, set up four tables in front of white board and set up 12 chairs for meetings.
- Check back door to make sure it is locked and that all windows are closed and locked.
- If room heater was used, set switch back to LOW position; do not turn off. Make sure all electric baseboard heaters are turned off.
- Turn off main water valve, as instructed.
- Turn OFF all interior lights in main room and both restrooms. Leave red marked light switches at front and back doors in the ON position at all times. These control the outside motion lights.
- Lock front door handle lock and top lock with key.
- Outside – make sure all trash is picked up, toys put away in shed, grills cleaned and put away, and that nothing has been left behind. Put picnic tables back the way you found them.
- Call the person who gave you the keys and arrange to meet for an inspection and return of your deposit.
